RainForces completed a comprehensive restoration and exterior improvement project at 2404 Queensway Drive in Burlington, Ontario, a property operating as the Burlington Inn.

The project involved structural repairs, balcony restoration, parking lot reconstruction, and building exterior upgrades. The goal was to improve the building’s durability, safety, and overall appearance while extending the life of critical structural components.

Scope of Work

Balcony Structural Repairs

The project began with structural restoration of deteriorated balcony slabs.

Work included:

  • Installation of hoarding and protection systems for safe repairs

  • Top-side concrete removal

  • Through-slab concrete removal

  • Slab edge concrete repairs

  • Concrete forming and structural reinforcement

  • Concrete placement using pump trucks


Balcony Waterproofing & Protective Coating

After structural repairs were completed, new concrete surfaces were protected with waterproofing systems.

The process included:

  • Placement of new concrete surfaces

  • Elastomeric coating base application

  • Elastomeric finish coat with traction sand


Exterior Façade Improvements

Exterior upgrades were completed to improve the building envelope and overall appearance.

Work included:

  • Painting of soffits and exterior walls

  • Installation of new foil-faced insulation

  • Installation of vinyl siding


Parking Lot Reconstruction

The project also included full replacement of the building’s parking lot infrastructure.

Work included:

  • Removal of existing deteriorated asphalt

  • Installation of new concrete curbs

  • Grading and preparation of the sub-base

  • Installation of new asphalt paving


Roof Replacement

The building’s flat roof system was replaced to improve weather protection and long-term building performance.

The work included:

  • Removal of the existing roof system

  • Installation of a new flat roof membrane

  • Waterproofing and insulation improvements
